Summary of Real Estate Sales in 2012 Outlook for 2013
2012 was clearly a turn-a-round year for home sales in Uwharrie Point. The total number of sold homes was up 450% compared to 2011 and up 30% compared to 2010 and 2011 combined.
The 2012 sold homes dollar volume was up 330% compared to 2011 and up 140% compared to 2010 and 2011 combined.
A primary driver of this success is the community itself, Uwharrie Point, Home of the Old North State Club. Located on a spectacular peninsula that extends into pristine and uncrowded Badin Lake, the Community is home of the Old North State Club, rated as one the very best golf courses in North Carolina. With a central North Carolina setting, the Community is in an ideal location for folks looking for a second, retirement, or a primary home.
Outlook for 2013
Looking ahead, we are very optimistic. Prices across the board have been adjusted to accurately reflect realistic values in current market conditions, and the inventory of properties for sale includes a broad range of product types in a very wide price range.
We believe 2013 Buyers will continue to be motivated as they were in 2012. As one said, “With prices and interest rates where they are, it seemed like the perfect time for us.” Another remarked “We had been waiting to make certain we got a good deal. We feel we did get a good deal, but now that we have a home here, where it is so easy to get our family and friends together, we know that the home and what it means to us is far more important than the deal.”
